Once these services are concluded the reponsibility of the property

Tenant Finding Services - Charges
Our company's charge is equivalent to one month's rent of the value
of the property, inclusive of VAT. Note if our company is to conduct
the incoming and out going inventory check of the property a separate
fee is chargeable and is dependant on the size and content of the property.
Full Management Services
The list below details the package SGSProperty.com offers the prospective
landlord in connection with full management of the property.
Services include:
- Initial visit to the property to ascertain rental value and discuss
individual letting preferences with the owner. Inform the owner
of any legislative requirements ie. Furnish and Furnishing Fire
Safety Regulations 1988, Gas Safety (Installation and Use) Regulations
1994, Electrical Equipment (Safety) Regulations 1994, Houses in
Multiple Occupation (The Civic Government (Scotland)) Act 1982,
Antisocial Behaviour etc. (Scotland) Act 2004.
- Prepare property details. Optional extras include internal photographs
of the property and a property to let poster.
- Marketing of your property via resources such as our Available
Property Rental List, Internet Sources, Website and Local Newspaper
Advertisements.
- Arranging property viewings. All potential tenants are accompanied
and driven to the property by a representative of SGSProperty.com.
- Prepartion of the leasing agreement.
- A bank, employer's, guarantor reference, is obtained prior to
the tenancy commencing
- Collection of one month's deposit
- Transfer all utilities and council tax registration to the new
tenant details. Our company will also deal with any further verbal/written
communications necessary.
- Preparation of the ingoing inventory checks of the property.
- Collection of monthly rents payable via BACS system direct to
your bank account, minus any charges of repairs due. Our company
enforces strict procedures for collection of any arrears due.
- Regular visual inspections are conducted to ensure the property
is being properly maintained, initially every three months for
the first six months and thereafter, bi-annually. Follow up inspections
are conducted should the property not meet sufficient standards.
- Management of maintenance required during the tenancy agreement
- the owner sets limits to repair costs.
- Arrangements and monitoring of annual gas safety checks.
- Information is given regarding termination of the tenancy one
month prior to end date. The property is automatically re advertised
to find potential new tenants, unless the owner gives contrary
instructions.
- One exit of the property an outgoing Inventory Check is conducted
and report made. Any necessary deductions are arranged via the
tennant's deposit. Where applicable report to the the owner is
given in connection with necessary upgrades required/advised to
the content of the property.

these are charged individually and over the normal management fee.
These include:
- Organising and overseeing communal repairs
- Arrangement and organisation of and upgrade of the property
- Private landlord registration with Aberdeen City Council
- Bi-monthly visit of vacancy property inline with insurance requirements
Full Management Services - Charges
Once a prospective tenant has been secured for your property the following
charges are applicable, together with advertising costs:
- Monthly management charge - 9% + VAT
- Drawing up of leasing agreement - £80.00 + VAT
- Outgoing inventory check - £30.00 + VAT
